Overview

Our proposals for Academy Way will see an underutilised brownfield site in Warrington Town Centre regenerated to deliver high-quality, affordable homes.

An overview of our proposals

We’re proposing a residential development of 240 new affordable homes comprising 1 and 2 bed apartments. The existing building which sits on the site will be demolished, leaving the site available for new development, landscaping and associated open spaces

Use and Quantity

The proposals include:

162 one bed apartments
78 two bed apartments
Design, layout and appearance

Design

The apartment buildings will feature a high-quality design with design cues taken from the local surrounding context.

Massing

The apartment buildings will be 6 storeys in height.

Layout

Careful consideration has been given to the layout and orientation of the apartment buildings to take account of the gas holders underneath the site and to ensure the amenity of future residents is protected.

Low carbon

The apartments will feature a modern design and will adopt an energy-efficient approach to reduce both energy consumption and carbon footprint.

Amenities

Access and cycle parking

Residents will access the apartment buildings off Academy Way with access to the private courtyard being taken from Academy Way in the north and Mersey Street in the south, as well as direct access from within each of the apartment buildings. Each apartment will benefit from one cycle parking space, and the proposal includes conveniently located visitor cycle parking facilities.

Landscaping

The two apartment buildings will be situated around a central landscaped courtyard. The proposal also features private amenity space framing the courtyard and a landscape buffer around the site.

Deliveries and servicing

The delivery and servicing strategy features ‘drop-off’ points near to entrances for everyday deliveries and specific provision for waste management services.

Planning Application

We will submit the planning application to Warrington Borough Council once we’ve had chance to review your feedback and our plans.

Early 2026

Statutory Consultation Period

You’ll have a further opportunity to comment on the proposals when the Council conducts its own statutory formal consultation once the planning application has been submitted and validated.
